Responsiveness to and communication with owners and residents are critical when managing property. The biggest complaint we have heard from clients who have used other property management companies is about the lack of communication.

As liaison between resident and owner, it is imperative that everyone is kept informed. We have a very tight system of record keeping and follow-up ensuring each task is addressed promptly and as cost effectively as possible.

Basic Overview of Your Investment in our Services

Our rates are straight-forward and THE BEST VALUE in our market.

Initial “Rent-Up” fee for marketing, showing, screen, and placing an approved tenant is the greater of $895.00 or 50% of the monthly rent rate (deducted from the tenant's first month of rent).

If we will be taking over with a resident already in the property, the set up fee is just $400.

Our ongoing management rate is the greater of 10% of the monthly rent collected or a flat $150.

If we are a good match, we will schedule a site visit to your property to determine if it is a candidate for our services, then take care of the paperwork (spoiler alert: there is a lot).
